Emaar-MGF in India's Real Estate Growth

1) Residential
Emaar-MGF is focused on developing new-age integrated townships that would change the way people live in India. These townships would include a choice of homes for buyers, from apartments to villas, row houses and vacant plots for customized construction. Shopping complexes and landscaped gardens would be integrated with world-class medical care, schooling and recreational facilities. Adding vibrancy to the township would be Strip Malls offering a variety of entertainment and branded products, ultimately redefining suburban living.

The Group has signed an agreement with the Government of Punjab to develop projects worth Rs. 4,000 crore. The Mohali project would cover 2000 acres, 80% of which has already been acquired and Rs. 750 crore has already been spent towards building Punjab's own "Dubai". The Mega City of Mohali would also offer 8 million sq. ft of office space, and supporting infrastructure in the form of hospitals, schools and colleges.

Emaar- MGF is all set to pioneer the concept of next generation integrated community living with The Palm Springs in Gurgaon that give you options ranging from low rise luxury villas to spacious apartment towers amidst acres of elegantly landscaped gardens and parks.

Ludhiana, Jalandhar and Amritsar have also been selected for township projects. These would entail an investment of Rs. 1,000 crore.  Emaar-MGF is expecting a return of 20 to 25% on their outlay in Punjab in 4-5 years time.

2) Commercial
Emaar-MGF’s commercial structures are created to generate a community feeling through comprehensive amenities and support services which set it apart from other Real Estate projects. Also coming up are entertainment zones and theme parks, which are sure to be lapped up.

Office space: Emaar-MGF plans to develop global standard IT parks across the country which will provide a fillip to industry, business and IT. Also on the cards are developing commercial hubs that will include international standard offices and IT spaces.

The Central Plaza within Mohali Hills also has substantial office space and a large parking area and provides easy access through pedestrian and vehicular traffic.

Retail: Emaar- MGF may embark on a building spree for around 100 shopping malls in India.  It will soon be launching the largest mall in Delhi, built over 1 million sq. meters.

Emaar-MGF’s master-planned developments will have a distinct community feeling arising out of creation of comprehensive amenities and support services. Emaar-MGF is all poised to become the provider of choice in Real Estate solutions for commercial and retail customers.

Central Plaza within Mohali Hills can boast of a dynamic tenant mix   and as in a key retail offering there is everything from supermarkets, laundries and pharmacies to eclectic boutiques and stylish restaurant and kiosks.  Covered arcade for all retail shops, wood trellises and seating areas is also an alluring feature. The requirements of the Mohali Hills community from the residential areas and apartment buildings to the schools and business districts will be adequately taken care of.

Hotels: Emaar-MGF will have a major presence in the hospitality sector within the next five years. It has tied up with French hospitality major Accor to set up 100 budget hotels across the country, with the first 50 to be developed in 5 years. Emaar will lend its expertise in setting up 10 luxury hotels in major metros.

Its vision is to develop and operate unique branded hotel products in the luxury, budget and business segments that have gained internationally recognition as the finest ‘lifestyle’ oriented hotels and resorts. And also to operate in various price points across the value chain. It plans a seamless integration of design, technology and service standards that compare with the best across the country and hopes to build a pan-India presence.

The Hyderabad International Convention Centre (HICC) has set a benchmark for world-class convention centres in India. Its awesome dimensions and supporting facilities satisfy all that is required to host an international event for up to 5000 persons. A 6480 sq. metre pillar free hall is the hallmark of the convention centre

SEZ: Emaar-MGF has definite plans to develop IT Parks and Special Economic Zones of global standards across the country.  The SEZs will primarily be for manufacture of goods and rendering of service to foster an internationally competitive environment for exports.

Infrastructure: In creating a self-sustained townships and community centre, the supporting infrastructure will be created by various experts in the fields of planning, construction, transportation, utility and environment. The townships being developed will all be designed and constructed by internationally known architects and contractors.
