Mumbai is the business & financial capital of India.
All the major financial institutions, banks and stock exchanges
are based in Mumbai. The head quarters or administrative offices
of major business houses operate out of Mumbai.
The earlier business district of Ballard
Estate have given way to Nariman Point in South Mumbai and
more recently to the new business districts, which have come
up in Bandra Kurla complex and the Lower Parel areas, which
are being built on redeveloped textile mills' land.
Newer business complexes are coming up in
Andheri and other districts in the northern part of the city.
These units mostly house the IT and knowledge based industries
e.g. BPOs. Gradually the smokestack industry is being driven
out of Mumbai, mainly due to economic unviability.
The commercial haven of India boasts of
reputed IT, Software, shipping and all genres of companies
such as Reliance, Max India, Tata, Godrej to name a few.
Mumbai retail sector and rental values
The retail sector in Mumbai gains momentum with top
investors and brands from around the globe making their foray
into the city. Organized retail outlets like the malls have
become an integral part of the real estate development and
the mall revolution has taken a turn towards the western and
central suburbs of Mumbai rather than the posh ‘Island
city’ of southern Mumbai because of the availability
of industrial land at reasonable prices. Recent trend shows
retailers shifting from investing in high street markets to
the retail markets.
This is because in addition to providing
hype to their brand name, the retail outlets also play an
important part in luring customers with their ambience, food
courts and car perking facilities.Although yield in retail
property have been around 10-12%, the capital and rental values
have been quite stable over the last couple of months in traditional
high streets and the retail market in the suburbs of Mumbai.
The rental values in the emerging retail
areas like Juhu, Vashi (Navi Mumbai), Kemps corner and Lokhandwala
amongst a few which are becoming the thriving areas for the
specialty ‘customized’ malls are showing a growth
which may be significant in month to come.
